Yes! Starting in the late summer/early fall of 2018 we will be completing the road that connects the project directly to Spurwink Road.  Access in the near future will be directly from Spurwink!

From contract to close is 190 days.  Buyers typically spend a couple of weeks planning and pricing out a unit, however, the 190 days starts once a contract has been signed and the foundation has been poured.

If you are purchasing a unit that has already started construction the timeline will be different. Please ask your realtor to verify timeline.

Maxwell Woods is not an age-restricted community. The project is designed to meet the needs of buyers that are seeking a quality, custom home and appreciate the convenience of a maintenance lifestyle. The condominium association has established rules and regulations to ensure that Maxwell Woods is a relaxing and peaceful community, suitable for all buyers.

All units in the development will be condos, yes.

There will be 21 buildings and a total of 38 units. The standard buildings have 2 units in one building (the only shared wall is the exterior garage wall) and there will also be 4 stand alone units.

Condo fees are $240/monthly.  This includes: maintenance of the exterior of the buildings, grounds and road maintenance, landscaping, snow removal up to the garage and front door, garbage and recycling removal, capital reserve, and an “all in” insurance policy for the unit.

This project has been designed with longevity in mind. The materials are carefully selected and of the highest quality, requiring the least amount of maintenance over time.  With roofs that last more then 50 years, and siding that will not need to be replaced or painted, the associations ability to build a reserve over time for various projects is strong. Additionally, there are no common buildings that require ongoing maintenance or expense.
Yes, pets are allowed! There are rules and regulations that outline some restrictions that we have in place designed to respect the neighborhood’s other residents. Maxwell Woods is surrounded by walking trails and conservation land, making it very easy and enjoyable to keep a pet.
While a contract may not be contingent upon your ability to receive a loan, you can certainly finance a condo.  Maxwell Woods has relationships with several local banks that have worked on the project previously, and will provide a mortgage to qualified buyers.  For more information on financing options, please contact the Buyer’s Representative for Maxwell Woods or your preferred realtor.
